"Renting from a private landlord or letting agent is a popular option in Edinburgh."

It is in extremely high demand, so start your search as early as you can and be prepared to apply to a lot of properties before you are successful.

Competition is high and In Scotland tenants don’t need to give notice until 28 day’s before they leave the flat so if you start looking too early there might not be anything being advertised.  

 

We advise that you start looking to get an idea of the market and the websites and the processes 3 months before your preferred start date, then you’ll be ready when the properties are advertised one or two months in advance.

It is always recommended that you search in person and that you plan for it to take at least two weeks, sometimes much longer to find somewhere. Demand for flats in Edinburgh is normally very high and the rental market moves very quickly. 

 

Generally, private rented properties are advertised online and are rented either through a private landlord or through a letting agent, who works for the landlord.  

 

Where it is not possible for you to view in person, I will view on your behalf.  

What I Will Do:

  • I will search properties for you within your budget

  • I will view properties that you have chosen to shortlist (maybe even some that you haven't)

  • I will take pictures or conduct a video call when I am in the property if requested

  • I will check the property meets all rental legislation 

  • I will check the property meets all health and safety requirements

  • I will check the lease conforms to all the required legal criteria

  • I will be on hand to answer any queries before, during or after occupation of the property

All I Need From You:

  • I need you to complete my “Property Wish List” 

  • I need to know when I am able to contact you

Costs Involved:

  • £250 to engage my services for the above

  • Once you have a tenancy agreement in place for your desired rental, the final cost will be the same as 1 months rent, minus the £250 sign up fee
